After hours (or whenever your office can’t pick up), the assistant answers in your company name. It takes the tenant’s name, unit, address and the problem, and asks a couple of questions to sort it.

Anything on your urgent list, like water, no heat, fire, gas, a lockout or security, is flagged at once and sent to your on-call person. When the assistant isn’t sure, it treats the call as urgent. Everything else is a clean ticket waiting for your team in the morning.

It never promises a repair time and never approves a cost. It tells callers it’s an automated assistant if they ask.

You set the rules. The assistant only says what you've approved, and for the first few days every reply or call summary comes to you to check.

What counts as urgent?

You decide. Water, no heat, fire, gas, a lockout and security are on the urgent list from day one, and anything the assistant is unsure about is treated as urgent.

Can it transfer a call to our on-call person?

Right now it flags urgent calls and sends the details to your on-call person at once. A live transfer can be added, but we build and test it with you before relying on it.

Do tenants still use our maintenance portal?

Yes. Keep the portal for non-urgent requests. This handles the tenants who phone, usually the urgent or upset ones.
